Or maybe the Paul Simon title "Still Crazy After All These Years" is more appropriate here.
Alan and I have been through over 1000 inspections in our 25 plus years in real estate. Through these experiences, solutions come second nature to us.
This sale gave us the chance to sharpen our problem-solving skills!
Foundation repairs are nothing new in our clay-based soil conditions. Piering is the common approach. In this case, there were extenuating circumstances and we were able to meet everyone's needs with a little creative thinking.
This homeowner had corrected drainage issues that caused foundation settling but the house needed more. Interior piers were recommended but that would destroy the oak quarter sawn wood panel flooring - original to the house from 1954. The buyer loved the original charm of the floors and asked us to find a way to save them.
A couple of days of discussion brought an idea to Alan and me. Could we find someone to pull up the wood panels individually, let the foundation company do the piers and foundation work and then re-install the floors?
We remembered a past client who had good results with a wood floor specialist and called him. He provided the referral we needed. Thank you Jim!
Alan was like a kid with a new chemistry set* as this process unfolded over the next two weeks. His curiosity was alive for this new approach and hence the documentation he saved to share later.
